Minimum Qualifications

Reasons to be Declined

  • Net Income less than 3x monthly rent or gross income less than 4x monthly rent
  • Credit score below 650
  • History of Rights to Cure, Rules to Vacate, or Evictions on file with Magistrate
  • History of Bankruptcies or Foreclosures
  • History of Collections, Late Payments, or Charge-offs
  • Negative Landlord Reference
  • Move in date too far in future
  • We do not allow pets less than 1 year old, and we cannot rent to aggressive breeds (due to insurance requirements)
  • Note:  We do not process incomplete applications.  Please make sure your application includes all necessary requirements prior to submission.

Application Screening Criteria

Required Information

  • Proof of lawful verifiable income (pdf versions of pay stubs are acceptable, no mobile phone screen shots please)
  • Copy of government issued ID (pdf)
  • Rental reference information for past 3 addresses (relatives are not counted as references)
  • Names of additional occupants.  All other occupants (18 and over) must submit their own separate application.
  • Service Animal information (must be screened through eraleatherman.petscreening.com)
  • Emotional Support Animal Information (must be screened thorugh eraleatherman.petscreening.com)
  • Pet Information (must be screened through eraleatherman.petscreening.com)
  • Have a photo of your pet ready
  • Dogs – proof of breed, age, weight (have copy of vacinnation records from your veterinarian)

Co-Applicants

Everyone over the age of 18 living in the home MUST apply.  Therefore, to help prevent delays, please make sure all your co-applicants complete their application as well.

Income Verification

Make sure the income listed on your application matches the pay stubs.

Move-in Funds

Your move-in funds (first month’s rent and security deposit and pet deposit (if applicable) are required within 24 hours of approval of your application.

Property is As-Is

Please note that all of our properties come as-is.  That means we do not provide cosmetic alterations or improvements to the property upon request (e.g. cosmetic wall painting, blinds installation, etc.)  When you sign the lease, you are agreeing that it is acceptable and move-in ready.

Cosigner Policy

We allow parents to co-sign for college students.  We do not allow co-signers for adult applicants with insufficient income or poor credit history.

Service Animals and Emotional Support Animals

If you have a service animal or assistance animal, please complete a screening application by visiting eraleatherman.petscreening.com.  If you do not submit a complete rental application and pet screening application your application will be considered incomplete.

Pet Policy

Dogs:  If the property allows dogs, and you are applying with a dog, please include a recent photo of the dog along with vet documentation such as immunization records.  If the property does allow dogs, it may require additional pet rent and/or a non-refundable pet deposit.  Please verify pet terms and policy prior to submitting an application.  Do not apply for a no-pets allowed property if you have a pet.

Cats:  If the property allows cats, and you are applying with a cat, please include the name, breed, weight, age, and recent photo.  Please note:  property may require pet rent and/or non-refundable pet deposit.  Please verify that the property allows cats prior to submitting your application.  Do not apply for a no-pets allowed property if you have a pet.

Approved Application

If approved, we require the security deposit and first month’s rent to be paid in full within 24 hours of approval.  Lease start date is a determining factor.  It must be within 14 days from the date the property is available.  Please check the available date listed on the advertisement.  For example, if you’re looking for a home in November, and it is currently August, we are not able to hold it for that length of time.

Do you accept co-signers?  We accept co-signers for college students, not for adults with bad credit.

I have bad credit, what is your screening process?  Our screening criteria is listed here and also on our website.  We ask all applicants to please review our application process.  There are a lot of factors involved, so it is best if you read it over yourself.

I don’t want to pay the screening fee and be denied.  Can you assure me that I will be approved?  Please review our qualifications before you apply.  If you feel you meet all of the requirements, please apply.

How does your application process work?  Is it first come first serve?  We process all applications in the order they have been received.  Incomplete applications will not be processed.  If we receive multiple applications we will choose the most qualified candidate.  You must pay the security deposit & first month’s rent within 24 hours of approval.

My spouse does not work.  Does he/she need to apply? Everyone 18 and over living at the property must complete the screening process.

I recently had my credit pulled.  Can you use my report?  Unfortunately we cannot use outside reports.  Our report contains criminal and eviction checks as well as credit.

Can I put down a holding deposit before I’ve been approved?  We do not accept holding deposits.

I want to make sure I get this place.  What do I need to do?  Please apply online via our website.  Make sure you follow all of the application instructions and upload all requested documents.  If you follow the application instructions, you will have the best chance of being approved for the property.

Do I have to see the property to be approved?  We strongly encourage you to view the unit before making a decision.

Do your properties accept pets?  Some of our properties do accept (up to) one small pet.  Please do not apply for properties advertised as “no pet” properties if you have a pet.  Please understand that our insurance, and that of the homeowner, requires breed restrictions.  If we ask about your pet and you give a vague response like “it is a mixed breed”, we’re going to assume that you have a pitbull, rottweiler, german shepherd, doberman, cane corso, or other restricted breed.  If a property does allow a pet, there may be fees associated with that.  If you’ve found a pet-friendly property, you also need to complete the pet screening process, which is available at eraleatherman.petscreening.com.

How do I know when properties become available?

How long does it take to get approved, after I have submitted my application?  This depends on many factors such as whether you submitted your application on a holiday or weekend, how many applications were received, and how long it takes your landlord and employment references to respond to our inquiries.  A good guideline would be 3-5 business days from the time we receive a completed application with all appropriate documentation.
